Do most people contact the PM, realtors, contractors in that area remotely or is it more ideal to fly there and meet people?

Make sure you’re connected with reliable contractors and property managers who can act as your boots on the ground to keep everything running smoothly.

That might be the single most important point - 2 out of the 3 properties have come as off market deals through our network, and we also found our attorney, accountant, agent, contractors, etc through our network.

@Melissa Thompson I've never heard of this company but you should be able to verify wiring instructions over the phone and I'd never wire money to a different entity than the one on the contract, or anyone who I can't verify several different ways.

Husband is also a licensed building contractor and wife is a realtor (if it matters).We are trying to determine if it makes the most sense to put our first property that we are purchasing together into an LLC or not?

My realtor and my contractor both felt that if he was refusing to upgrade the panel it was likely an indication that he had done shoddy work on the rehab or had something to hide.

I leverage a cleaning service, a few landscapers, handymen, contractors and plumber.
