Assuming you do live there now, that means you can rent it out for 3 years max before this deadline (in reality less than 3 years including prep to sale) Do check with a tax professional.

The reality is I will likely use it 3-5 times a year, 2-6 days at a time.

As a life long courthouse steps buyer.. reality is U need to learn how to do your own basic search.the reason is only about 1 out of 20 or less props that go into foreclosure actually go to auction and are sold.

But don't despair because although this is the case when you look at it myopically, in reality most investors go into multiple deals accumulating 100s of thousands of passive activity losses in their first few years investing.

@Frank Greg Man, you must have been burnt bad....or else you're just the suspicious type....The reality is you just haven't found the right GC yet.

It is so helpful for me to really get a grasp on our current reality and plan for our future.
