I've been here almost 2 years now....I've noticed that Homestead is growing pretty rapidly.

HQ are up in Coon Rapids.

@Dan D.As a fellow investor in southern ca, my advise is that out of state route is good if you can scale to 10 or 15 properties rapidly. if you are only interested in two to three rentals, save these downpayments and invest in area two to three hours away from bay area like bakersfield, fresno, sacramento, patterson city etc.Its not worth your time and hassle with pm companies for two to three rentals in out of state scenario.i can still find decent cap rates within area two hours away from los angeles in multi family my two cents...

@Melissa Paul I am not sure if I responded but I stop using them as the data quality started to rapidly deteriorate..

Another thing to consider is Nashville's rapid growth.

Pretty much every big metro city save a very few is seeing urban renewal at rapid paces and if you can position yourself there those make for nice investments..

My objective is cash flow and rapid mortgage payoff.

Appreciation there lags the rest of the city but during down trends it appears to not drop as rapidly.
