I gave him the name and number of a quality realtor and an attorney who would give him a free consultation.   86 years old senile man should hire an attorney to assist him and not sign any papers on his own.

They are all quality tenants making at least 15k a month and seem very enthusiastic because the unit is fully upgraded with high end finishes and appliances with private garage and backyard.

@Joseph BaenaRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

My instinct tells me yes if I can find quality properties at my price point, but that there could be some benefit to putting it all on one potentially more reliable/higher quality structure. 

Plus, you’re often dealing with a lower-quality tenant base, which means more maintenance issues.It’s not for everyone, but if you’re looking for consistent rent and less turnover, it could be worth considering.

Also greatly important are quality contractors at great prices who won't disappear with your 50% deposit.

That is a good point, and you might have better luck if renters are able to see the quality of landlord they are going to rent from.
