I came across an article (link below) about a proposed bill (HB355) in Utah that did not make it out of committee that would include among other things a requirement for landlords to give 60-days notice for rent increases.

They are calling this a "Rent Stabilization Bill", but I hear RENT CONTROL.If you live in and/or invest in Alaska please consider contacting your state legislators to let them know how this will not only negatively affect you, but how it will adversely affect Tenants.

And they have legislation pending that wouldn't allow you to deny for a misdemeanor after 3 years or a felony after 5.

@Art Giacosa What you are proposing is a more complexed entity structure than my past employer who owned a hotel portfolio valued over $1 Billion dollars.

We do not have enough capital for a significant down payment OR construction costs and so we are considering asking family members for a personal loan OR proposing a partnership.
