Let's see though, I think the bad data may take longer to unravel or if it doesn't maybe Fed gets proactive in Dec24 or Nov24.

Back when I was bidding/building and these became the rage, it was astounding to see municipalities in already crowded areas allow the density to (almost) double without taking any steps to provide additional parking or other amenities. 

Portland has gone a step further, imposing requirements almost guaranteed to trigger unintended violations.

This definitely feels like a step up and I wanted to ask a few questions as I try and navigate this opportunity. 1.
