I have a system and network for retail attorneys, lenders, properties, etc.Be careful with auto places as it is key in the lease if written that they are responsible for any environmental issues and if they vacate the property they would have to return it to a pre-existing state before the contamination happened.There is a ton of other analysis that goes into NNN.

Sometimes adding a 1/2 bath (toilet and sink) is way cheaper than adding the whole bath.I've done them by "shrinking" a bedroom and adding a separate door, adding it into a pre-existing a laundry room, and making a small room between an attached garage and a house.The cheapest one I ever did was the one in the laundry room.

Now, you could work something out with the buyer which says a portion of the funds are immediately available regardless of the outcome so that you could use that money for the A to B Earnest Money Deposit but you would likely need to have a pre-existing relationship with the buyer in order to do that.
