that may work for others, but i don't have enough capital to do that, and the returns are in the tougher strategies (like STR - i didn't look at your other posts, but if you are successful in STR, that's great.) 

They post their rooms on the normal hotel, discount site, etc.

I would tend think the value of the duplex would be higher than your estimate, but I don't know the market.By the way, I just re-read one of your posts, you don't have to put 25% down on a rental.

You could post photos of a similar asethetic, but be very careful and make it very clear these are placeholder photos. 

My suggestion would be to select someone with the most forum posts or most reviews.

Most investors from California that post stuff like this usually end up in the Midwest.
