Hey Justine,You can indeed perform a cost segregation study on a property that is currently your primary residence and is being converted into a rental.

A lot of the data you are looking at in terms of what homes rent for down here are not accurate btw.

I personally recommend working with a CPA who prioritizes integrity and accurate tax return filings, so that if you're ever audited, you won’t face back taxes, penalties, or interest.

The key is to accurately reflect the type of income/expenses and the timing of everything.

Does anyone have a recommendation for a lender that values ADU's in CA "accurately"?

So many people get anxious and want to sell their property, even if it's performing good.
