I have a friend who runs a meetup over in Springfield, OH which is about 30 min away.

I've been at 100% occupancy for my small spaces for the past 5 years.My only feedback is that $2 per month per sq ft NNN seems really high to me, but each market is different.

I know there is a huge shortage of housing and that has driven up price in the past couple years (along with other factors such as the pandemic, population growth, etc) so, I see listings for 2br-1bth for up to 2200 on places like Zillow, Redfin, etc.  

To me that reeks of someone that wants to do STR (which you do), but is trying to hid that fact behind a term that doesn't indicate what's being requested.To me, a "corporate lease" would mean someone wants to lease a unit for their business and put it under a company name, and not someone that's trying to lease to STR visitors.I need to make a cut-and-paste reply to this question like that dude who literally replies with a mile long message to everyone that asks about LLC.   

In the past when I am looking for a property manager I google to find all managers with physical offices in close proximity to my properties to narrow my search and ignore all sponsored adds that fake that they are local.Since you have self managed, you will be better equipped to "manage the manager".

So one needs to remember what you did in the past may not be quite as lucrative in the future vis a vi cash flow buy and hold...

The most common requirement I see is 2 deals in the past year or 3 in the past two years.
