Many of us feel that Safeguard misrepresented investment opportunities in undesirable areas. 

I personally would stay away from condo-tels as they will be even worse and you'll have less opportunity to cash flow. 

I’m excited about the opportunity but want to make sure I’m fully prepared before moving forward.

Hey Anthony, I acquire properties local to Phoenix and similar to what others have said on the thread, it's as close to dead as can be.The only time I see it actually work out to the 1% rule is on Section 8 properties, which can be great investment opportunities despite the stigma around them.

It just lacks the opportunity for commute and restaurant scene.  

Considering opportunity cost of not affording more rentals vs paying much more in interest.

While prices have risen, there are still opportunities with the right approach.
