I also explain leaving a few minor nail holes is fine, but if they patch, themselves, they will be charged the full repair if it doesn't match the wall texture, ready to paint.

If you go forward, make sure they handle all maintenance & repairs on the property too because these organizations typically have in-house staff..Snaking toilets, repairs, grass cut, snow removal, paint...Make sure you're covered with insurance as well. 

New flooring, new paint, new fixtures, updated kitchen and bathroom.

If you hired a painting contractor to paint a room, that MIGHT include them moving all the furniture, covering it etc to protect it.

Other than that for us, closing is like watching paint dry. 

Paint correction and detailing take hours of labor, materials, and a dust free environment.

I feel the same way.I think we should be slow to paint everybody teaching notes with the same brush. 

You navigated the legal complexities, negotiated like a hero, pressed to get your sellers there best outcome, and you made almost half as much as your CPA, an Electrician, nearly 2/3 what you could be earning if you did plumbing or painting as a living....... 

If I bought something for a specific reason on one of the units I put those materials toward that one where possible even if it could be argued that it was a general expense (like buying 5 gallons of paint for one project and using 2 gallons left over to paint a single room later at another property).
