Likely I wouldn't have seen this if I haven't done multiple deals with this lender for myself and clients.

Look for properties that have past due taxes more than 3 months, one that always pay late, ones with multiple listings ids say 15 or more, go through the obits from 1 year and beyond- not recent.  

Crowdfunding or real estate syndications also pool capital from multiple investors.

One my friends just got done dealing with Greenfield and a multiple lot  re-zoning and permits for new builds.

If you have multiple LLCs you need to setup a separate GB instance per LLC.

If you are looking in 3 states and multiple markets in each state it's like drinking from a fire hose on trying to learn those markets.
