(Probably 1.5k~ with mulch)There is a huge demand from family guests with kids in this area, so I think the value is there.I am pretty handy and live nearby, so I am not too worried about repair.I am just wondering have anyone tried putting a playground at your STRs?

I think I am near by but the nomenclator east humboldt park can be misleading depending on whether you are talking about the actual park or neighborhood.I am at Armitage & Western and have a similar 2/1, I actually pivoted to airbnb during covid because I had to drop the rent so low ($1450) that I refused to do a LTR at that rent.

@Kay Hart I give them at least 30 extra days’ notice in addition to what’s required by our local laws and send a list of nearby similar places that have recently rented, showing them I’m still under what they’d pay if they decide to move.

@Marco Silva data: population growth, job growth, housing supply, landlord friendly laws, purchase price, anticipated rehab cost, property tax rates, insurance cost, is insurance cost rising quickly, expected rent, rate of rent growth, can someone with the median income afford the rent, diversification of the economy, quality of local schools, crime rates, is the property next door a dump, how many other people are bidding on the property, is there a Starbucks nearby, is there a grocery store nearby, are there multiple property managers nearby in case one fails.There's so many ways to find deals, to name a few: MLS, wholesalers, foreclosure auction, tax sale auction, doing your own marketing through a bunch of different channels like direct mail.
