We use Zinser (RED AND WHITE CAN)shellac.Yes, Zinser covers a multitude of sins ... it is our goto stain cover :)

As others have said, if you have the time, the resources and experience (your own or a partner's), larger MF deals are the way to go for a multitude of reasons.

Some cities, like Palm Springs, California – where there are a multitude of homes in this price range – have a significant increase of home sales in recent months.

Ideally I think I would like to just work for one or two investors instead of needing to advertise to the multitude of retail buyers that have a lot of options already.Thank you for reading my post.

Unless you have a multitude of years/experience behind you,  you can't go wrong partnering with someone who cares about your success and can teach you what you don't know.  

I don't know the cap rate and I'm not that familiar with the calculation you are referencing.Also, I might have an appraisal issue as it comes back under $160k due to a multitude of foreclosures close by.

Considering FAMU and FSU student population in multitude I suspect the cleaning and any other services are going to be high and in high demand.
