Another client let his workers compensation insurance lapse before one of his employees was clipped by a driver and seriously injured.

So far taxes are current but with this lis pendes I suspect that too may lapse.

Also  most lenders will require you to have cash reserves of at least 6 months to cover any lapse in rental income.

If you focus on the houses first and then the lender, well you can run into a situation where you may not be able to close as quickly as you would like or have to let some contracts lapse and lose your earnest money.

Or is there a time limit - could the license lapse?

Keep in mind also that you've each got an animal and wouldn't want someone else's momentary carelessness to result in anything happening to them either!

It also gives that person notification that your insurance has lapsed.

But, all the plans/specs/docs are there, the entire schedule is documented down to the day (and weekly updates for the entire project are in the blog), the final budget is documented down to the dollar and the first half of the project is documented in gory detail day-by-day, including time-lapse video, pictures, etc.Maybe it will help...
