Usually living in it for a few years may be enough for it to cash flow positive when you move out.

The best projects I've seen from my desk are folks who are doing hyper-targeted, well-researched deals that are generally in higher cost of living (there are exceptions) areas. 

We don't get a lot of snow in NJ these days, we've gone seasons recently where I never broke out my snowblower for where I live!

Most bankers can run live pricing to help you make a final decision without having to have your credit pulled several times or fill out a dozen applications and submit docs!

Maybe I should have clarified, like I said I posted on here before about this tenant, they both lived there husband left months ago just her there, he left all his stuff, she left most of her stuff, my 14 day notice I gave her ended on 31st of Jan, she told me she was out, husband wants to get stuff and throw out /clean out what's there that's why the dumpster, I just want to know if I can change locks or should I leave it till they remove there stuff, I was going to post a 15 day get your belongings out or I will disgard notice on the door.

I sometimes wonder if people just feel lazy dumping their money into an index fund in the stock market and actually using all that free time to go out and live life.

But honestly, if you live here, you will understand and be more patient with the investing scenario.
