Hey Matt,I’ve been investing and managing properties for over 20 years, and choosing the right market is key—especially as a new investor.

What I can share is that the risk-reward will not be worth it as a 'newbie' due to your limited capital and inability to actively manage your properties. 

I almost exclusively sell bank foreclosures for a large asset management company, and I also do a lot of marketing for wholesale deals.

In addition I heard that is better having one LLC for each property and one for management only.

I do construction management for investors and I usually find them good contractors at good prices.
