The good thing is he did listen to me and did exactly that and confirmed the leak was due to installation of that RTU, but only on 1 side (Carlisle denied to pay for this sor we paid for the repair). 

I think I'll listen to one now.

Also, I had an opportunity to listen in on a friend's PCS call, and it was similar to what you described.

Since the beginning of the year I have been diving into real estate trying to learn as much as I could, whether that was listening to podcasts, joining webinars, or doing my own daily research. 

The more I am reading and listening, the more concerned I get about liability protections.

And sure while the GF shouldn't have final say, I don't think it's wise relationally not to listen to your girlfriend throw in her two cents from time to time even she doesn't actually have any skin in the game. 

It's just reality...if we can't read a couple of books, listen to podcasts, or perform basic searches in advance and then ask better questions, there is no way in heck we are going to buy a property.  

I've have read many books, listened to many podcasts, and read many posts on this forum and still do so, but I sat on the sidelines for a number of years just trying to save enough money in my emergency fund before starting to save some down payment money.
