I am left feeling that working with them was a wasted investment and decided to cut my losses and move on. 

As with everything, if the price is right, the property tax can be whatever it is. 

Study what kind of properties sell, for how much, and what kind of tenants live there.Think with a 10year+ vision, but a decently sound property (not a 1900 single family conversion that is begging for a full gut rehab), and but in the RIGHT location. 

Consider whether an LLC is right for you—it can provide liability protection but isn’t essential for a single property, as personal liability insurance and an umbrella policy may suffice.

I think they can go very well if done right or poorly if not, and right.Here or a couple of suggestions. 

While this has been an unfortunate start to my investing journey, I still believe in RTR’s future as I see great opportunity here for investors when it’s done right. 

I'm not in a huge hurry as the cost of holding the property is low, so I'm taking my time to learn as much as I can and connect with the right people. 

The 6% is a downside to investing in SC but the appreciation over time in the right areas makes it worth it all.  

Greg,What type of mentor are you looking for, in terms of where do you need the most help right now?

I personally would sell the house - it's negatively cash flowing ~100/month, if you were to add in repairs/maintenance, CapEx, vacancy, rising insurance/property tax costs I would think you're actually losing more than you estimate (luckily it's new so you are on the very low end of that right now).
