It needs the pier and beam flooring leveled, a new roof, some flooring, painting and a bunch of cosmetic work (I have gotten estimates), It's a corner house across the street from a park and elementary school in a B- or C neighborhood (comps are 80-120k).

There is a staircase going to the attic but you have to duck on the top stair under an angled beam if you are taller than 5 feet or don't carefully stay all the way over on the right.

I've recently purchased my first primary house as-is in Virginia and found out that there are multiple water damages through out the house, including floor joists (4~7 front part of floor joists) and a beam at the front of the house (the front of the house is leveled downward and the gutter was placed so that it would create a puddle of water when it rains.

Purchase price: $89,895 Here's the finished pictures of our back unit....we installed new LVP, painted all walls, painted out the kitchen cabinets and installed a tile backsplash, gutted and redid the bathroom, tore down the water stained ceiling in the mudroom and left the old wooden beams exposed, exposed old shiplap on the walls, de-did the stairs to the attic, and turned the attic into a legal 2nd bedroom.

Not knowing specifics or geographic location or power needs for this home and using basic code requirements a total rewire for a 2700 sf home with new hardware and trim excluding a new service would run somewhere in the neighborhood of $25,000, this does not include the repair to exterior surfaces that would be required to “chase” wires across beams and studs.
