Marketing only on Zillow is amateurish, which indicates they may be lacking skills in other areas.If your unit rents for $1,000 a month, you are losing more than that because of utilities.

There are multiple issues with adu/jadu valuations:* Lack of sold comps with similar jadu/adu's and therefore, their value is not accurately reflected yet.* Appraisers with lack of skill or motivation (due to their low fees received or charged) which deters them from doing the work required for an reliable valuation.* Residential properties (2-4 units) are mainly valued by sold comps and not with the income approach, since these properties are typically not purchased for their income potential exclusively.* adu/jadu's add contributory value to the property as a whole, which may or may not = the cost to build them.

Eventually, people may start to default on their mortgage payments, not from a lack of being responsible, but because their basics of food, transportation, and medical, and insurance payments have all gone up.

Unfortunately cash flow and unit count are the two metrics most are taught to chase which leads to buying in the lowest barrier markets lacking any fundamentals that are indicative of creating any true net worth or gains (with limited exceptions).

What is lacking is protection from a sudden surge in inflation - or devaluation of the dollar.What I try to do, to get the best of all worlds, is I have 50% of my portfolio in performing notes, and the other 50% in real property.

The lack of a second bathroom may be a deal breaker for some buyers and therefore, result in appeal differences. this may be especially true in 2 story houses, where you have to go to a different level to get to the bathroom.

We went back/forth on his lack of logic and I just ended the call.To your situation, unless they filled out a adverse possession claim, beautified the home, or lived there 21 years, then squatter’s rights don’t apply.- As everyone said, get a lawyer ASAP for a civil and possibly criminal trial.
