PP: $1,000,000 / DP: $370,000 / Seller Finance remainder at 4.5% / 30-year amortization with 10-year balloon / Interest Only payments for the first two years. 1st-year projections are 14% CoC return, but none of my calculators are built for IO projections coupled with P&I projections so I have to work on that.

@Joseph Bernal HELOCs are primarily I/O (interest only) and unless you're looking to run extensive scenarios, it's a fairly simple math calculation:E.g Amount drawn on HELOC = $10,000Interest on HELOC = 8%Annual interest paid = $800Monthly HELOC payment = $800/12 = $66.67/mo

Chris,Rates actually moved lower last week and this includes programs like DSCR which offers a great I/O Interest only that would make sense to pull out some cash while keeping the payment low and cash flow higher.

The I/O payment on the $350K WRAP Note @ 7.0% would be $2,041.67 Then from that Payment COMING IN - the $1,200 payment would have to be made on the existing underlying 1st lien.The TERM would be for 5 Years (then would mature)Thus its costing the Borrower $841.67 per month EXTRA to Borrow the $150K in cash out they seek That is great BENEFIT to themBENEFIT to the Lender; Only putting out $150K vs $350K and The WRAP Note which has Interest only payments coming IN will capture the continued AMORTIZATION of the underlying 1st lien as those payments or P&I are made.
