I doubt that your road should be the same as mine, and I think you should spend some time coming to grips with what's best for your market and what's best for you.this is what mom and pop landlording is all about.. fully integrated from sourcing to maintaining to managing.. and every city has this type of landlord business owner..  

to make any money at this unless your a very large vertically integrated reseller of recreational land and can carry all your own paper.. there are a handful of these companies in the US>.

The pro forma you will find can be pretty extensive which is great as you figure out what type of costs you want to integrate into your calculations.
