There's some great choices, but what it comes down to is what your buying strategy/criteria is. 

When you move all of your insurance under one insurer, they can also bid down your individual policies to help save you money.

I also don't use them on my personal, but that personal choice. 

Under the same scenario, a GP with a fixed percent return would probably make the choice to sell and take profits because they would see the 20/80 decision as a bad bet. 

It just means he manages his time so that he posts when he can, at his choice. 

Are utilities paid by individual unit tenants?

Use individual leases to reduce risk, screen tenants carefully, and set clear rules about noise and responsibilities.Good luck!
