To win the STR game, especially if you're a new entrant, the most important aspects are 1) Amenities2) Location3) Property type4) UniquenessAll are geared toward you standing out on Airbnb/VRBOHot tubs, fire pit, bowling alley, pools etc. or being in the best location in an area as well as being to host a large group are all things to help you win.

I love how you emphasized the importance of educating investors about the market cycle and long-term strategies—it’s all about creating a win-win partnership. 

Being relatable is important maybe not for a tax expert but for an advisor with collaborative relationships it is very helpful.     

More importantly, this is my first time utilizing this strategy; in a country, culture, laws and language that is foreign to me, so if any professionals see a glaring problem with my numbers or legal or otherwise, my ears are always open to wisdom.

Sometimes doing the right thing is more important than a few dollars.I've analyzed the properties on Gold several times as they've been on the market for a while.

It's very important to have a good PM and not go cheap or there's a high chance your rental will get poorly managed and you'll lose money in the long run. 

Having cash reserves AND income in case something comes up is incredibly important.

If you live in an area with caps on rent increases, it is so important to increase it every year or you will find yourself well below market values with long term tenants.
