I would start with some good land lording practices, some DIY prevention, and in parallel a call to a mold remediator.Good land lording practice would be to explain humidity and temperature combine to make mold grow.  

Water damage CAN in some extend to wood rot and other condensation and humidity issues, secondary losses as a result of a primary covered peril (rain damage after a broken window), basement/foundation issues, and of course water backup / plumbing...

The property is located in an area that has very high Humidity in the summer and freezing winters.

That'd be $3,100, plus $1,100 to re-shim the existing posts that apparently sank due to the humidity.

Why people would want to move to Florida with all the humidity, gators, and hurricanes is beyond me lol.
