Thanks @Axel Ragnarsson, you are correct, my schedule is flexible; since all of my training is private and mobile (no big box gyms).I was just in Manchester for Thanksgiving, and the 4 degree temp (before factoring in wind chill) was a point blank reminder of what I do not miss on some wintry days in NH.I checked out some workable flips while I was out there, less margins than Los Angeles, but still some coin to be made.

The buddy's friend told us a story about how he started listened to the BP Podcast bc the Leatherneck gym wifi sucked and he couldn't stream Pandora for seven months, so he got into the habit of downloading the podcasts in the chow hall.

The HOA takes care of any exterior maintenance like roofing, for example, among several other things (basic cable/internet, water, landscaping, gate, pool, gym, clubhouse, etc). 

Additionally I listen to a number of great podcasts on a consistent basis (including Bigger Pockets) on my way to and from work everyday as well as in the gym.

Rather save my strength for the gym or playing sports

A classy mobile home park near Diamond Drive would be a great development because it's only competitor would be Canyon Lakes park next to the gym.

Community is building resort style pool, gym and yoga center, hike and bike trails, dog park - all included in HOA fees which is not high.

I’ve been on an audio book bender lately and have started listening to the podcasts while at the gym.
