The property next door is a triplex in a smaller lot,  that was grand fathered in.I wonder if that easement could be argued to provide the square footage needed to qualify for a conditional use permit.

but if you only charge a couple grand a month on a card not going to really get you very far with the airline miles unless as stated you marry  it with that airlines card and FF account.. 

And that's scary to think I'd lose nearly 8 grand.  

If you're trying to buy the SF that mom-and-pop raised their kids and grand-kids in, then maybe it helps.

Private lender is as  @Rick Pozos  pointed out some one you meet at a gathering has no business card is a local professional with usually a few hundred grand in their IRA  and for those folks most states have a small carve out to do a few private loans legally.. 

This jist of the rules are no mixing with disqualified parties, which essentially mean linear relatives: parents, grand parents, kids, kids in law, grand kids.
