How you tell the seller that you a wholesaler
6 February 2019 | 3 replies
Some of your sellers may be turned off by your desire to turn a profit on their asset - however as a buyer of an assignment that a wholesaler was NOT transparent with the seller - I can say he put himself in a 'weird' spot that did not build a lot of goodwill with the seller, or with the closing attorney - and that MAY end up biting him if not now, eventually.Just lay it out there for them.

10 February 2021 | 25 replies
Purchased from Habitat/goodwill to save costsRemoved vines from the entire house and cut down probably 10 trees that were encroachingAnd I have a pile of scrap metal I'll deal with laterWhat's on deck to complete the project:replace the sill platerepair or replace the foundationneed to buy and install several french doorsvarious bottom plates will need to be replacedentire kitchenbathrooms are mostly ok and I might just leave them to "finish" the 203k, then remodel laterremaining stucco needs to be removednew plywood siding, new stuccoupgrade the electrical box and have the wires looked over in the housePlumbing needs to be addresseddrywallWhat's clear to me is that the contractor is either a con-artist or completely incompetent (leaning towards latter).
