Is it worthwhile opening a discussion with the property owner to see if they're open to selling the property?

The 23 doors are only spread over 4 properties.

I would suggest you hire an inspector as well as have a general contractor go out to the property.

Make sure there is a good number of comps with that similar layout so you know you can sell the property. 

We have an LOI accepted on a property where the seller is going to carry roughly half of the 25% down payment.
