We want to purchase a small rental property to get us started close to our home and are open to any advice we can find.

Certain cap items is fixed or pretty close to fixed whether you are buying a $60K house vs. a $500K house in the same market. 

The seller has 45 days after Closing on the sold property to identify the replacement property.  

My problem is that I have been looking in my hometown because I thought I wanted my first property to be close by to make it easier at first, but I am thinking I need to look in other markets.

The strategic location view is1) It is the USA of the middle east2) Very close and safe travel destinations for Europeans and Asians 3) Direct flights to every big city in the world London, Sydney, SF, LA, you name it4) Safe haven for lot of Internationally floating money 5) Good investments in tech, healthcare, infra and education. 

@Audrey X.I have not used the 1031 exchange service but I used him to close on a condo purchase several years ago in NYC.

Also the tools can be used to find and close your own deals!

Closed-end seconds offer similar leverage. 

One of my close friends in the busines had a similar setup.. her husband was also a contractor, and together they tackled a fixer-upper that ended up netting them a solid profit on their first deal.When you’re hunting for the right property, I’d lean on a realtor who really understands investor math... someone who’ll help you break down potential cash flow or resale value.
