Its better to be close to a highway and have good amenities, school and the school districts, parks, and bus stops for schools and work. 

A lot of people move in North Atlanta move there for the school districts.

The house is currently heated by district heating, which the utility is shutting off July 2020 due to cost. 

I like the areas with good school districts, Truman in Independence, Blue Springs/Lees Summit/Oak Park/Park Hill/Liberty/Staley up north and certain parts of Winnetonka. 

Within Columbus, I am very interested in the downtown area - brewery district through and especially including the area surrounding the Short North. 

Good high school districts like Sprayberry and Walton are demanding high values north of Atlanta and there is a ton of appreciating pockets in downtown that are yielding good returns.  

I'm mainly looking to add either single-family or multifamily homes in areas with decent school districts (including, but not limited to Lee's Summit, Blue Springs, North KC) to my portfolio.Short term my goal is to acquire at least two more properties this year and four more next year.
