I am happy to say that on August 31st, 2015 I went into an 8 to 10 hour surgery and came out cancer free (the additional chemo sessions through December were as a precaution).Now, I was on a serious mission to get back on my feet financially and health-wise and was armed with a completely new way to look at life.  

most of the folks I know that work "the hood"  take precautions they go armed.. for one.. they enter homes like a first responder would.they don't turn their back to the street if anyone is there.. 

It is helpful to recognize that implicit abandonment provides as effective a defense to trespass as does explicit abandonment.

(Be careful as some states give a several day grace period to tenants.)Armed with this information, you should go to tenant and post this notice.

I suppose you could refi out of the ARM but it costs money.

Recently, my lender told me they would do a 5/1 ARM, 20yr am. with 80% LTV, assuming 8% cap rate in my area. 

Do you explicitly stipulate that you have the right to sublease any unit you so choose?

But to reiterate, i have been keeping myself at arms length and NOT going over for beers and BBQ's when they've invited me.

I have been making my list of things to be explicitly clear about as a landlord one day, and now I'll have to really process whether or not this is a battle I want to fight with tenants!
