Hello,I'm hoping someone can recommend an attorney here in Atlanta that can work through title issues, we are ready to close on a deal but we ran into an issue where her brother who has interest In the property passed away and we are now trying to locate his Ex wife And kids Any suggestions Would be great We've already tried several options of skip trace And working with the family to see if they know anything about their whereabouts

Go deeper and work out the true monthly costs and account for vacancy/maintenance/ cap ex.

If I were to rent out both units (not live there) I estimate positive cash flow of about 150$ and that's after all expenses " Vacancy, Cap Ex etc.  

Pfft I had to pay my ex $130k and we made the same amount.

@Ryan Proffit Its just about break even right now to be honest (it was a beast before the refi), but I am very conservative with my numbers, for example I just installed two new boilers and new kitchens, appliances, gutters, windows but I'm still accounting for 10% cap ex.

I also think you may need to put more than $15/month in a cap ex bucket.
