Math wise a fixer will probably be better, but the most important factor in a house hack is picking a property that you would be happy living in, because if you are unhappy then there is really little point to the endeavor.

Of course building large apartment complexes is a big endeavor, but if there are a lack of apartments, I bet renters would love some nice quads nearby built by smaller players.

Ive been a GC since '06 and am now ready to put what I've learned to use in furthering my real estate endeavors.  

For example, my rentals are in Florida and lawn maintenance is a costly endeavor.

Hi All,I am wondering what opinions people have about up-and-coming RE-tech startups that offer crowdfunding platforms or tokenized investment solutions in an attempt to solve the high barrier to entry (accessibility) and liquidity problems in real estate investing (would anyone consider using these platforms as an alternative to traditional real estate investing at any stage in their endeavors?)

She may not end up even calling me back, but all of this will be fun and surely useful in future endeavors.
