Lastly, with the Covid-19 shutdown currently in effect and unemployment at records highs considering the 1929 US population was 122MM @ 24.9% at its peak (as opposed to the 328MM population we have today), do you suspect lowering the cost in general for both Wealthability programs might be considered to encourage those of us currently not working and as a goodwill gesture for the unprecedented economic situation we find ourselves in?

It may be tough to find a property manager, and I would expect that you'll have a few additional fees when it comes to the rent by room strategy.I'd encourage you to think about managing the property yourself when living there as the landlord, and would be happy to share some of the do's and don't's that I ran into self managing a few house hack properties.

@Michael SheaRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder, etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

We are just… at our wits end currently …. and just want to be done with this stage in our lives, yet we are running blind here… Ryan I would strongly encourage you to use a realtor, I have purchased quite a few properties and own a property investment company, you will definitely make more selling through a realtor…even after paying commission.
