If you know of some good places I could find lower down financing pleas tell, I'm definitely looking and am all ears.

I get calls where many of the people think I might owner-occupy the house, and while I am up front that I will not do that on the phone, the key with YLs is to get the phone ringing and see if you can work out a good deal for both parties.In general though I think if someone is really motivated they will call with any letter.

If there is one tip that rings out from the podcasts on what separates successfully investors is persistence so we are ready for failure and of course ultimately, success.

I'm all ears.

It was very difficult for me not to throw some sort of hat into the ring with that pre-qual, but I held off.

There are a good number of people on here who know there stuff or you may be able to find someone locally at your real estate club meeting, either way, I would get another pair of eyes and ears to help you along the way.I hope this helps and good luck :)
