Definitely what I was thinking and sounds like it can be done. 5.25-% rate on a 1.2$ house is definitely more appealing and opens doors up as opposed to 6.7+ rates.  

And as John said, have as many remote/wifi controls like locks, thermostats, garage door openers, sprinkler controllers (I don't have cameras, but many do).

You're clearly a calculating risk taker, so keep working on what you know needs attention and those doors in the "wall" you mentioned will open.
