Not sure how true this is... but I have been told that if an account is in dispute... it removes that trade line history from the score calculation until the dispute is completed.

Even though they are trained to deal with them, more police die from calls to domestic violence disputes than anything other type of crime (at least that's what I hear).So I am not going to step in and take on a job even the cops fear.I would hire a lawyer to find out my legal obligation to the abused wife (or husband) and my options to defend my property rights as well.

I have made huge gains since switching.ACS was not returning calls, was not disputing, they only sent disputes out 2 times in 6 months. and the first disputes where not even sent out until almost 45 days after i paid in full up front the day i signed the contract.

I'm all about reducing the workload, but if it's not mainstream adopted yet, it could be a LOT more work if the tenant disputes it, and you happen to get a judge who is tech-averse.

As a lender, I may ask for personal guarantees (and corporate resolutions, etc.) from all members of an LLC, but that LLC as owner will not "occupy" the property as a residence.

I have not closed a deal yet and further more I have not found a deal yet, but I have made steps to free up personal cash-flow, clean up my credit report ( old stuff that all I needed to do is dispute and wow there gone now) and refi my personal residence from a %5.75 interest to current rates.
