I've narrowed down the best return for my money in this market to a 2 bed/2 bath (with top tier amenities) - about 500 total 2/2 listings.I'm finding myself a bit stuck when analyzing why certain properties are making so much higher than the average listings when they seem to have very similar locations, amenities, style, flow of home, beds/# of people they sleep, reviews, number of reviews, etc.

I kind of didn't want to mention that on the listing so that it wouldn't turn people away before they even had a chance to see it in person.  

The property is only 9 years old so that's why I put only $10k also, they are opening a new company that will employ thousands of people nearby so that's why I put a 6% income growth and only 3% expense.

A lot of people haven't even heard of it.

People you talk to will either love or hate S8.

Most people who complain about Airdna overestimating their revenue think you can just list your house on Airbnb and profits will pour in (South Park understood this fallacy best). 

Those are all people that work for the company.

@Danielle B when buying out of state you have to know the people you will be working with. 

I think the biggest roadblock has been the lack of true testimonials of successful people in these programs.  

Many people invest in real estate using an SDIRA or even better a Checkbook IRA.
