Have you thought about staying invested in real estate without the headaches of direct management?

They explicitly state in the course that they will keep that contract on file and if any of your clients tries to come to them directly within the timeframe that you set, they will send them back to you.I will repeat once more, I am not affiliated with this course or it's participants at all.

You'll see some familiar names thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each app online and see what they offer, how much they charge, etc.

I believe they will let me assist them with managing and helping grow the investments, but am worried about making any moves since I have no direct investment experience of my own. 

I'd also reach out to the tenants and let them know to direct the payments to them though any smart tenant would only do that after talking to the PM.

Going direct to client is the holy grail but is more difficult.

There have been a few people that have done Sub2’s that come on here bragging about it.. those that do come on here bragging about seem to be  helping someone promote their product/mentoring , have a product or mentoring they are trying to remote directly or indirectly themselves, or simply do not understand the landscape of Bigger Pockets site.
