I would never evict a tenant without notice unless it was dire.

Perhaps the seller is in a dire situation and needs to sell NOW, and the buyer is offering to pay cash, pay all closing costs, and close quickly instead of waiting a month and a half for a mortgage to be approved.

For someone who seems to be in dire straits as you're saying, I would almost consider offering them 1/4-1/2 of their deposit to vacate immediately and of course as someone mentioned do a walk-through with them.
