Whether or not to set up an LLC for each property really depends on your goals and how much liability protection you want.

I see that I wasn't clear in my description of our current situation and our goals. 

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.  

It is really going to depend on your cash position and long term goals.

Just ensure the new loan doesn’t overextend your cash flow.The best move depends on your long-term goals—cash flow vs. equity growth vs. diversification.

The goal is to achieve and maintain financial freedom.
