If you meet anyone as buyer then go over that with you to identify all cost allocations and if you meet anyone as seller then go over that with them as well to identify a good buying price. 

It sounds like you have about $250,000 to allocate to real estate and already have a well diversified portfolio outside of that, so that's great to hear.

$5K/door is allocated upfront for rehab.

I'm considering exiting our MF project and putting that into our own OZ fund because (a) I believe in the product focus and (b) I think there will be better buying opportunities in the next 8-12 months and OZ gives me the flexibility to look for those deals (180 days to allocate, 30 months to complete). 

No comparables can lead to high vacancies (which you may have to allocate for).

Holding in RE w/a diversified stock allocation works very well for me.

@William Dubinsky Perosnaly I prefer to continue allocating for capital expenditures throughout the entire time I hold a property.

An amount of cash flow every month needs to be allocated towards a new roof in 10 years, a new stove in 5, new fridge in 5, etc....

So does the pay roll.If you do the math, and you bother to allocate proper $ amounts to all of the line-items, you should realize that $500 is just not enough to cover all of the bases.

Daycare for the year is close to $12,000 which is greater than the $5,000 maximum contribution I can allocate to the FSA for dependent care.
