My son currently lives in the townhouse b/c he is going to school and works in the area.Since he is young and starting out in life, I would like for him to only cover the basic costs (taxes, HOA, utilities) just enough for me to break even (I believe that will put him slightly little lower than market rent rates).

If anyone who professes to teach you something about real estate cannot or will not identify 10-20 specific, verifiable addresses they currently own and rent out, or have flipped, or optioned away or syndicated or whatever, they do not deserve any of your money.

I am currently working on my first BRRRR and while walking through the rehab I accidentally stepped in paint then onto my hard wood floors.
