What trends are local real estate investors in the Greater Nashville area currently seeing or interested in?

My wife and I are starting our journey with our first STR and I wanted to ask: Should we use an LLC for our Airbnb, or would an umbrella policy on top of our current insurance policy suffice?

The one guy I spoke with said they make money only when they sell to potential investors and they only sell new construction homes that are usually pre-leased to buyers (currently they are building in Texas state and Missouri State).

I currently have $350 dollars that is missing from a chargeback reversal from a tenant that has a document case with Amex and a statement to prove the money was sent back to me. 

I am currently looking at a 12 unit presently and thinking about using a HML. 

As such, we need to place an emphasis on preserving the current stock of affordable housing that is already on the market.

You would have to be significantly cheaper than my current cleaners for me to give you a shot, because I generally have only changed cleaners for either consistent subpar work or increasing/unreasonable prices.
