You rarely will get both (at least not right now in this current market).If you want to explore different opportunities within various areas of the Valley, get a seasoned investor-friendly Realtor who is competent. 

That’s great advice Taz, I’m currently working on saving enough money to get started, house hacking is hard for me at the moment because I just bought a house 2 years ago, I would have to sell my house(which is in a great neighborhood great location) and use that money to fund the duplex which isn’t totally out of the question, I would like to keep the house if possible but also would like to get real estate investing more.

I do have a family friend who is currently building in my market.

If you're down to 95%, turn up the spend so you're getting in front of notices and current vacancies. 

I offered to show multiple people the numbers on my current RE holdings and to discuss what had been done. 

He is currently into a 3 months out of a yearly lease.Upon moving in, he has not been able to pay the once month on time.

I currently live in the Bay Area, but I’ve decided to start investing in the Jackson County/MO area.

I have no reason to stay in Gilbert, other than it's where my family lives currently, so it's nice to be close.

Hence the idea of a couple more properties, however, with much more units than I currently have per building.
