Lots of wealthy foreigners have speculatively driven NY real estate prices unnaturally high because they want to own a "piece of America"...investing in places like NY is more of a big game hunt for status rather than actually investing to generate passive income...And investing in houses is a fools game in general.

I'm attempting to make humor by stating "haha" and "No really though", followed by welcoming advice to come visit the state and get a handle on it.This is one example that may be somewhat cultural- I know when I lived in NY, everyone took everything seriously.

Or your a known very wealthy person.proper insurance is what you should have if you get sued hand it to the insurance carrier.. but make sure your landlording in a way that is not considered slumlording IE not fixing things
