I really do think that good screening and honest / fair treatment of tenants regulates a lot of the issues that people seem to have down the road.

looking at the website 1 to 50 mil deals and for a REAL lender not a fake lender.10k due diligence on a large deal is pretty standard stuff.. but what i would caution you on is thismake sure before you go down this road that you are realistic about your ability to get multi million dollar loans.the main thing is there is going to need to be real equity in the form of cash ..

I decided at the beginning I only wanted to rent to people who were gainfully employed (or students that had gainfully employed parents), had no criminal record, decent credit scores, no charge offs or bankruptcies, steady & stable job history, and the like.

Every area has set prices section 8 will pay for certain properties.A 2 bedroom in one area can command $800/month from section 8 and that same property will also command $2800/month down the road in a higher end area.

You need to have enough money, probably in the $100-150k, amount to put the property under contract, and do the feasibility study on the property, Phase 1 Environmental, Property Drawings for roads, water sewer, and utilities, and have a completed budget so you know what your costs are.At that point you can go out and attract investors, I don't thing that developing raw land is necessarily cheaper than buying discounted finished lots.
